Free HOA Tools and Calculators

Updated July 22, 2026 · Three interactive tools, each built on published, on-page formulas

Most self-managed boards do not need to buy software to answer their first big questions, they need to run the numbers. These three tools do exactly that. Each one is free, runs entirely in your browser, asks for no signup, and sends nothing you type anywhere. Every formula and scoring rule is printed on the page, so you can check the math or adapt it in a spreadsheet.

How these work: all three tools are client-side, nothing you enter leaves your device. They are educational aids, not legal, tax, accounting, or reserve-study advice. The software-match tool ranks products from our published weighted rubric; rankings are never affected by compensation. One result card in that tool carries an inline affiliate disclosure where it applies, and our disclosure policy governs every relationship.

The three tools

HOA Reserve Fund Calculator

Enter your major components and current reserve balance to get a straight-line annual and monthly contribution, percent funded, and per-unit cost. Shows the method step by step so a treasurer can defend the number to the board. Not a reserve study, but the right first pass before you commission one.

Best for: treasurers setting or sanity-checking next year’s reserve contribution.

HOA Software Match

Answer six questions about your association, size, primary need, condo vs. HOA, budget, fund accounting, and vendor maturity, and get a reasoned shortlist of up to three products drawn from our scored comparison. Includes an honest “stay on free spreadsheets” outcome when that is the right answer.

Best for: boards deciding whether, and what, to buy.

Management Cost Comparison Calculator

Compare the yearly cost of full self-management, a hybrid bookkeeping service, and a full management company side by side, including a dollar value for the volunteer hours nobody usually prices. Reports cash cost and total cost separately so you see exactly what a management company buys back.

Best for: boards weighing “should we stay self-managed?”

Prefer a downloadable spreadsheet?

When you want something to keep and edit rather than a one-time calculation, our free templates and spreadsheets include a dues ledger, an annual budget workbook, an operations calendar, and a vendor comparison scorecard, all in the same Board Starter Pack. The tools above answer a question now; the templates give you a file to run all year.
