## Your governing documents and state law control

Homeowners association and condominium law varies significantly by state (and sometimes by locality), and every association's declaration, bylaws, and rules are different. Before relying on any template, checklist, retention period, timeline, or process described in this pack:

- **Check your governing documents** (declaration/CC&Rs, bylaws, rules and regulations); and
- **Check your state's statutes** governing common-interest communities, nonprofit corporations, meetings and notice, records, elections, and collections.

Where a file mentions typical practice — for example, record retention periods, meeting procedures, executive session topics, or budget timelines — it describes **common practice only, not a legal requirement or compliance standard**. Nothing in this pack claims to make your association compliant with any law.

## Sample data is fictional

All names, associations, units, owners, vendors, dollar amounts, dates, scores, and other data in these files are **entirely fictional** and included only to show how the templates work. Any resemblance to real persons, companies, or associations is coincidental. Replace all sample data with your own.

## Formulas and calculations

Spreadsheet formulas have been tested with the included sample data, but any edits you make (inserting rows, deleting cells, retyping formulas) can change results. Always sanity-check totals against your bank statements and accounting records. Financial decisions — including budgets, dues levels, and reserve funding — remain the board's responsibility.
